A Commercial Electrical Maintenance Checklist for Oklahoma Businesses

For most businesses, the cost of an electrical failure is not the repair. It is the hours you were closed while it was fixed. Maintenance is the cheapest thing on this page.

Quarterly

• Test emergency and exit lighting. Hold the test button the full ninety seconds, not two seconds — that is what actually catches a dead battery.
• Test every GFCI receptacle, particularly in kitchens and wash areas.
• Walk the space for failed lamps, flickering ballasts and drivers on their way out.
• Check that panel access is clear. Code requires working space in front of the panel, and it is the first thing an inspector notices when a box of stock is parked there.

Annually

• Thermal scan of panels and connections. An infrared camera finds hot terminations before they fail. In a restaurant or a shop with heavy motor loads, this single item pays for the whole program.
• Verify and update the panel schedule. Circuits get added and nobody writes them down.
• Check motor connections, contactors and starters for pitting and heat.
• Inspect exterior and parking lot lighting, poles and bases.
• Review the load on each panel against added equipment.

By trade

Restaurants: hood controls and interlocks, walk-in cooler circuits, dedicated equipment lines. A tripped breaker at 7pm on a Friday is the expensive kind.

Retail: sign circuits and timers, display lighting, POS circuits kept clean and dedicated.

Warehouse: high-bay fixtures, dock equipment, three-phase machine circuits, and lighting levels that meet safety requirements in the aisles.

Office: server and network closet power and cooling, UPS batteries on a replacement schedule, circuits documented as desks move.
